I had inquired with Midwest Land about possibly seeing what they thought about listing my property. I had no intention of signing up immediately, or how I wanted to section it. Tyler called and wanted to come see what I had. He showed up with a stack of research on my land, soil types, comparable sales from other places the past couple of years, etc. He sold me on my own property. He then suggested offering it as one tract initially and see how it goes, and told me what I should ask, and convinced me he had supporting comps to justify the price. I said if you think you can get that, I'll let you try. Within a week, there was a contract for just about what we were asking. He kept following up with the buyer's agent and title company, as I had to get a survey and land split as well as some other title work, which turned into a challenge time-wise. I still keep in contact with him and certainly will call him when we are ready to sell another tract.
