In addition to deer, turkeys have also been spotted on the property. The heavy cover provides an exceptional chance to listen to the sharp sounds of beagles hot on the trail of cottontail or even swamp rabbits, and a few quail have been flushed on the property on occasion. The property also features almost a mile and a half of Pennington Bayou, beginning on the southeast corner before eventually leaving the property on the northwest corner. When the stars align and the Arkansas River backs up the bayou, it will produce some exceptional green timber duck hunting. The gently rolling dark water also produces great fishing opportunities for bass, crappie, and bream; perfect for a float in a kayak or small flatbottom.

The property is very secure, with access being via a gated entrance near the dead-end pavement of Case Road. The property has a well-maintained road traversing it, with very limited auxiliary trails, creating very limited pressure on a very healthy population and variety of wildlife.
