The farm will be offered in four tracts, with online bidding to begin August 12th, 2026, and ending August 14th, 2026. Tracts to be sold in the manner that yields the highest net price, as follows: all tracts will be offered separately, then all four tracts will be offered together. Highest net option will be the winner(s).The farm is conveniently located along Highway T, just 1.5 miles south of the ADM biodiesel plant at Eve, Missouri, with highway frontage on 3 of the 4 tracts. All tracts feature Class 2 and Class 3 soils, primarily silt loams, and all are classified as Prime Farmland or Soils of Statewide Importance by the NRCS. Tract 1
Tract 1 consists of 181.6 +/- acres and is highly tillable, with approximately 98% of the farm in crop production. Predominant soils on this tract are Parsons silt loam (61.6%), Barden silt loam (24.0%), and Mayes silty clay loam (12.0%). It has an overall NCCPI index rating of 79.2, with the corn rating at 78.0 and soybeans at 68.1. The entire tract is comprised of Class 2 and Class 3 soils.
This tract is bounded by Highway T on the west, Quail Road to the north, and the CPKC railroad to the east. A small stand of trees is present on the east side adjacent to the railroad tracks.
