Property Description

Located just 30 miles from the breathtaking Badlands National Park in Jackson and Bennett Counties, South Dakota, is a turn-key 1,524 +/- acre organic wheat farm, complete with a 2,000 square foot home and all of the farming equipment. The current owners have lived on and raised their family on the property for over 60 years. They are retiring and instead of having an equipment auction, all parts, tools, and equipment are included with the farm. If you are looking to start a homestead or farm, this is your best opportunity. Everything you need to start farming is included in the asking price!

All of the 1,524 +/- acres are conveniently located within 3 miles of each other, except for a 4 +/- acre parcel with a 50,000 bushel grain bin. The bin site is located 2 miles south of Martin, on SD Highway 18/U.S. Highway 73, providing easy access for trucking your grain to market. The organic farm has a variety of soil types and slopes, with some productivity indexes in the 80s and 90s. The farm has been certified organic for over 15 years, utilizing a fallow/winter wheat rotation since its inception. All hunting and mineral rights are intact and come with the property. The farm is currently certified organic through OneCert, Inc., under Robert Porch Organic Farm and the NOP anniversary date is March 31, 2020.

There is an option to lease 600 additional acres for the 2021 and 2022 crop years for $12,000 per year. Of the 600 acres, 350 acres will be planted in winter wheat in the fall of 2020. In the fall of 2021, there will be 190 acres of the 600 acres that can be planted to winter wheat. Beyond the 2022 crop year, the additional 600 acres would be available for lease, subject to negotiations. Reported FSA wheat yields are 34 bushels per acre. The owners used to have cattle, so there are wood and steel post, 3 and 4 strand barbed wire perimeter fences on the farm. However, it has been a few years since there have been cattle on the farm, so running cattle will require some fence mending.

The home and building site are 1 mile off of the main gravel. Water is provided by a well. The Oglala Sioux Rural Water Supply System also supplies the farm with water. The home is located in the Martin school district, with elementary, middle, and high schools all located in Martin. The charming country-style home’s kitchen and den is an original log home built in the 1920s. The beams are still exposed inside the kitchen, giving a beautiful rustic look. The dining room, 2 bedrooms, mudroom/entry way, and bathroom were added on in 1940s and 50s. In 1980, a 25’x30’ great room was added, with windows on three sides and exquisite knotty-pine floors. The den could easily be converted into a third bedroom. The refrigerator, microwave, dishwasher, freezer, washer and dryer, dehumidifiers, and window treatments stay with the home and the owners are keeping all other appliances, furniture, stoves, and fireplaces. The home is a true rancher’s home, complete with wood paneling, wood ceilings, and log siding. There is a delightful flower garden with a wagon wheel fence. A cedar post and rail fence surround the home. You must see it to appreciate its warmth and coziness.

The equipment offered is the entire collection used on the farm and includes a 9270 Case IH Steiger tractor, two 4640 John Deere tractors, one of which has a Great Bend bucket with grapple loader. Also included are a 56’ John Deere chisel plow, a 30’ John Deere field cultivator, and a 7100 International drill (3-14’ sections put together). These items and the rest of the equipment are all located on the property and can be seen when viewing the land.

This property is a prime location for farming, ranching, or recreation. It is only 14 miles from Wanblee, 20 miles from Martin, 42 miles from Kadoka and I-90, and 100 miles from the Rapid City Regional Airport. If you are looking to add to your organic farming operation, this parcel would be a great investment for a solid return year after year, or if you want to start an organic farm, this a fantastic opportunity! This is also a prime location for recreation hunting and fishing, on the edge of the Badlands National Park and near the Black Hills National Forest. It is also a recreational heaven for whitetail deer, mule deer, antelope, prairie dogs, doves, and pheasants. Bear-in-the-Lodge Creek runs through the property and has never dried up in the 60 years the owners have lived there. The creek is reported to be full of catfish.
