The 620 +/- acres sit between the north and south 120th Street and 110th Street, with 110th Street only a through road on the west ¼ that turns south, then U Road and V Road as east and west boundaries. All roadways are well maintained. The perimeter is fenced with 6 strand barbed wire fencing and is in excellent condition and has 7 gate entrances throughout with 3 cattle guards. There is interior cross fencing throughout the property. The 620 +/- acres have been utilized as grazing pasture land since the 1970’s with the current owner, grazing yearlings and cow/calf pairs and has held strong with providing above average weight gains. There are 2 sets of pens on the property, the large set of sorting pens in located along the west side of the farm with the smaller set located along the north roadside with rural water. The main draw that runs up from the south spreading out across the southeast ¼ continuing up through the northeast ¼ rolls off gently in areas, then has more dramatic conture with canyon bluff lines and water pools below. The water throughout the farm is incredible. Even in the unusual current severe drought the area is in, majority of the ponds have good water with the springs still trickling down the tributaries. The 4 acre lake provides open waters for prime waterfowl right in the flyway. Every time on the property, greaters, lessers and wood ducks are on the water.

The deer signs are heavy throughout the property, from trails to rubs and scraps. Every pocket and tree line, deer were bumped up and out while touring throughout. This farm has never been leased out for hunting with only a few individuals ever allowed to hunt in the history of ownership. If anyone knows hunting whitetails in Kansas, they know the genetics and the top-end deer residing in the Fall River Wildlife Refuge area.
